
Yakima Home Prices Slightly Dip but Market Remains Strong in 2026
The Yakima real estate scene is buzzing with a blend of good news, some numbers that puzzle and plenty of spring fever in the air.
MEDIUM HOME SALES PRICE DOWN SO FAR THIS YEAR
The median home sales price has dipped slightly, but it's still standing strong. According to Cory Bemis, owner of Yakima's John L. Scott Real Estate the year-to-date median home sales price in Yakima is now $349,000 — a modest 4.4% dip from last year’s $365,000. Bemis says the stats are based on just two months of sales each year, so it’s a snapshot rather than a full-length movie. Still, he says it’s a sign that the market is leveling out after last year’s surge.
FEWER HOMES SOLD
Bemis says there were fewer Homes Changing Hands in February with the month seeing 100 homes sold — an 8.3% decrease from February 2025, which saw 109 sales. And overall, 190 homes have found new owners so far in 2026, a 10.8% drop from the 213 homes sold by this time last year.

Mortgage Rates: Slight Drop, Still Higher Than Last Year which Bemis says is good news for homebuyers: the average 30-year fixed mortgage rate is now down to 6.12% as of March 2nd, down from 6.17% last month and a drop from 7.05% a year ago. He says February bounced back After a slow start in January when homes spent an average of 98 days on the market — 12 days less than in January. And the number of homes for sale dropped to just 501, the lowest in ten months.
